Brian joined The Andover Company in July 2003 and became the firm’s sixth partner in 2006.  In 2014
and 2015, Brian finished as Andover’s top producer and in 2006, 2008, 2009, and 2011, Brian finished
as one of the Andover Company’s top two producers. Brian received CoStar’s Power Broker award as
one of Puget Sound’s top industrial brokers in 2006, 2009, 2011, 2012, and 2015.

Prior to joining The Andover Company, Brian spent six years at Colliers International, where he rose to
the position of Vice President.  Brian had career best years at Colliers in 1999 and 2000 and in 2001
finished the year as one of Colliers’ top 20 producers. Before Colliers International, Brian was with the
Grubb & Ellis Company, where he won the 1996 “Excellence in Customer Service” Award and was also
selected as Rookie of the Year.  Previously, he was a national customer care expert with AT&T Wireless,
Seattle. Brian played professional Ice Hockey in North America and Europe from 1992 – 1995, and 2007.

  • Brian Bruininks, CCIM, represented the seller in the sale of Algona II Distribution Center, located
    at 701-851 Milwaukee Avenue N, Algona, WA. The property sold for $28,253,716 ($107.31/SF).
  • Brian Bruininks, CCIM, represented Terreno Realty Corporation in their acquisition of the Cabot
    216 Building, located at 8030-8106 S. 216th Street, Kent, WA. Brian also represented the seller,
    Metropolitan Hardwood Floors (US), Inc. The property sold for $9,213,660 ($86.18/SF).
  • Brian Bruininks, CCIM and Jeff Crane represented the buyer and the seller in the sale of Federal
    Way Corporate Center, in Federal Way, Washington for $7.6 million to Cabot Properties. The
    industrial business park, built in 2001, is leased to three tenants and totals 73,498 square feet.
  • Brian Bruininks, CCIM and Dave Baumer represented Morgan Stanley Real Estate in the leasing
    of 135,300 square feet to Coast Aluminum and Architectural Inc. at Creekside Distribution Center
    in Kent, WA in October 2013. Creekside is now 100% leased.
  • Brian Bruininks, CCIM and Dave Baumer  represented Morgan Stanley Real Estate/Orchard
    Partners in the acquisition of Creekside Distribution Center in Kent, WA in January 2012.  
    Creekside was constructed in 2007 and is a stand-alone, 30’ clear distribution/manufacturing
    building. The building was fully leased at the time of sale. Morgan Stanley has retained Brian
    Bruininks and Dave Baumer as the exclusive leasing agents.
  • Represented the landlord, Property Reserve, Inc. in the 140,000 SF lease renewal with Flow
    International.  The Flow building serves as one of Flow’s primary R&D, manufacturing/assembly
    facilities and also serves as Flow’s corporate headquarters.  This is the second renewal that
    Brian has completed with Flow on behalf of the landlord.  The Flow International lease was valued
    at nearly $8,000,000.  Since 1997, Brian has worked as Property Reserve, Inc.’s exclusive
    representative for their Kent Valley industrial portfolio totaling approximately 345,000 square feet
    in six buildings.  Since 1997, Brian has completed more than 80 leases totaling more than
    950,000 square feet.
  • Represented Cabot Industrial Fund III with the acquisition of the Precision Pattern/AIM Aerospace
    Building in Sumner, Washington, a building totaling approximately 86,675 square feet for
    $6,500,000.
  • Retained by Heitman as their exclusive agent for the Seattle DEXUS portfolio, including Kent West
    Corporate Park and Riverbend Commerce Center in Kent and the Whirlpool Building in
    Frederickson. Heitman's Seattle industrial portfolio contains 8 buildings and more than 1.5
    million square feet. Currently the portfolio is 100% leased.
  • Represented TA Realty Associates with the acquisition of Pacific Business Park in Kent,
    Washington, a five building business park totaling approximately 175,000 square feet for
    $19,475,000.  In early 2013, the project was sold to Northwest Building LLC. Brian and Dave
    Baumer were retained as the exclusive leasing agents.  
  • Selected as the cooperating broker to assist Secured Capital with the disposition of Algona
    Distribution Center I & II, a two building project totaling 467,000 square feet. This property was
    part of the Calwest Industrial Properties portfolio sale that consisted of over 8 million square feet
    of industrial properties in five states. The portfolio was purchased by ING Clarion for more than
    $460 million.
  • Selected as the cooperating broker to assist Secured Capital with the disposition of four Kent
    Valley industrial projects totaling over 900,000 square feet. These properties were part of an
    estimated $2.2 billion portfolio sale to Walton Street Capital. Approximate value of the four Kent
    Valley properties was $60,000,000.
  • Represented Intracorp for the leasing and disposition of Intracorp Industrial Center in Fife,
    Washington, a new 20 acre development, a three building project totaling approximately 333,800
    square feet. All three buildings were leased and sold in 2001 for over $14,300,000.
  • Selected as the exclusive leasing agent for ING Clarion/LIT Industrial to lease Algona I & II
    Distribution Center, a two building project totaling 467,000 square feet in Algona, Washington.
  • Represented Clarion Partners for the new 400,000 square foot Auburn North Development in
    Auburn, WA. ANDC was completed in July 2006 and was 100% pre-leased to Corporate Express
    (188,000 square feet) and Salmon Terminals (209,000 square feet).
  • Represents Property Reserve Inc. (since 1996) to exclusively market for lease Landing Center at
    Van Doren’s Landing in Kent, Washington (six class A flex buildings totaling approximately
    345,000 square feet).  Since 1999, Brian completed leases totaling over 350,000 square feet

Brian holds a Bachelor of Arts Degree in Economics with an emphasis on Business Management from

Brian Bruininks, CCIM, has spent the last 18+ years selling and leasing
